Abstract
The land price database developed by the project has been analyzed to assess the effects of location, infrastructure, and tenure on residential land prices. The purpose of the survey was to obtain price appraisals of hypothetical plots of residential land within the boundaries of the city of Jakarta. The conclusion of the analysis is that prices of informal sector plots are increasing faster than those provided by the formal sector. In order to moderate price increases and improve the accessibility of the poor to low-cost land for housing, the government should explore how the supply of informal sector-provided plots can be increased.
